Even if you have estimates from several Contractors and you are leaning to award the Contract to the lowest bidder.  Or maybe you haven't started yet.
<br>

Basically, I will act as your Construction Manager and listed below are the benefits you will obtain when you hire me:
<br>

<br>
•	Professional Advice:  I will review designs/drawings and by working with your Architect, provide you with advice as to ways to save money by making the design more efficient and cost effective.  When construction starts, I can visit the site periodically to check not only the progress but also the quality of materials and workmanship used.  An experienced eye can detect (and correct) money costing mistakes!
<br>
•	Estimating:  By applying my estimating skills, I can provide you with detailed quantities of materials and general estimate, including labor cost.   I can certainly help you sorting the different estimates you may get from different Sub-Contractors to choose the best one for you (Not all proposals are the same and you may feel that you are not comparing apples to apples) After construction has started, I can help you defend against claim from the Contractor for extra time or material (the feared Change Orders, which is where Contractors make most of their money) first by determining if his request is a legit one and second by  estimating the real cost of  the extra cost.  You won't pay more than what it is fair to you!! 
<br>
•	 Purchasing:  It is no secret that Contractors mark up every single item they buy for your project 10% or even more.  So, by buying yourself, not only  you will save that percentage but also, because I know where you're gonna get the best deal possible in every purchase of, for instance cabinets or flooring or faucets, you name it.  (I've been buying out materials for multi-million dollars projects for years, so I know a thing or two about this).
<br>
•	If you plan to be hands-on the site:  I can coach you through some tasks that you, with the help of family and friends could do directly so you save on labor and of course, your Contractor's Overhead and Profit
<br>
•	Time:  So you make the most out of your time, I can arrange deliveries, look for estimates, even pick up materials for you if you don’t have the time.  
<br>
Best of all, all this for low, pre-arranged fees: After our first, no obligation meeting to go over the blueprints, I will let you know what my initial fee will be and if you agree, I’ll start my work right away.  At the same time, we will set up an hourly fee for the follow up services you want me to perform for you during the course of the construction project.  We could even agree on the number/frequency of my visits or any other service you may need.
<br>
But there is a catch.  I have a full time job that for now I can’t afford to lose, at least for now.  So, every meeting or site visit has to be after 5:30 pm or on weekends.  I hope you don’t mind that.
<br>

The three-year experience required to qualify for licensure as a broker must be full-time during normal business hours, meaning at least 40 hours per week between the hours of approximately 10 AM to 8 PM any five of seven days in the week. However, no more than 25 hours per week of non-real estate employment may be engaged in during this three-year period. <br>
